Product Overview

 

Loan against future accruable rent to the owners of commercial/residential properties are funded under this category.

 

  • The loan is available for all property owners, individuals, proprietorships, partnerships, private and public limited companies,

  • Loan is granted against the future accruable rent.

  • The loan will be calculated for the unexpired period of lease

  • The loan would be guaranteed by the promoter, partner, director of the company.

  • Loans are available upto 80% of the future accruable rent for the remaining period of lease

  • Tenor available for repayment is 120 months.

  • The applicant should own the commercial property

  • There should be a lease agreement entered between the owner and the tenants

  • The applicant should open an escrow account, and the rentals for the future period should be routed through this account. The repayment should be made from that account.

  • The tenants can be either PSUs, banks, government institutions, MNCs, private & public limited companies, who are trust worthy.

  • The rent should not be charged to any other bank account

  • Loan is granted upto a maximum of 80% of the unexpired lease rentals.

  • In case of higher value loan, the property from which the rentals are received should be mortgaged to the bank. Any other property may be granted, as approved by the bank/FI.

  • Application form duly filled

  • Latest photo

  • KYC documents - ID and address proofs & signature proof

  • Copy of lease agreements of the property

  • Copy of approved building plan

  • Audited balancesheet & P&L for last 3 years.

  • IT filed copy for the last 3 years.

  • Networth statement of the promoters for the last year

  • Business proof/ MOA/AOA

  • Post sanction documentation

  • Copy of existing bank sanction letter/Statement of account (in case of takeover)
